Application Process

Vacancy Listings in Redding, CA

STEP 1

Apply Online

You found a home that checks off all the necessary points on your “new home checklist.” In other words, you fell in love with the place! Now it’s time to tackle the rental application process, but don’t worry, we’re here to help. First, go to our vacancy listings, select the home you want, and click “apply” on that listing. After you submit your application online, check out the information below, this is everything you need to know about our property rental application qualification process and rental policies.


STEP 2

Application Requirements

By submitting an application, applicant understands and agrees that we will conduct a criminal background check, credit history, past rental history, and employment verification. Applicant understands that submitting an application does not guarantee that they will be offered the Premises. We may accept more than one application, and using their sole discretion, will select the best qualified applicant. Upon approval the tenant is required to pay half the security deposit within 48 hours. $250 will be considered a good faith deposit which is non- refundable in the event you do not take the unit and will be added to your full security deposit upon move in.

Application Fee: Applications are required for each proposed tenant 18 years of age or older. Must be submitted with $40 non-refundable application fee, which can be paid online, or with cash, money order, or check (payable to Advanced Solutions Property Management).

Driver’s License: A color copy of your Driver’s License or valid state identification.

Income Requirements: All income MUST be verifiable. The NET monthly income of all applicants will be considered and must equal 2.5 times the rental amount (2 most recent pay stubs, income taxes (page one), SSI, retirement accounts, etc.). Past 2 years of employment history will be verified.

Self Employment: Applicant must provide first page of most recent completed tax return, along with Schedule C, and 2 months of current bank statements.

Rental History: Past 2 years of rental history will be reviewed. Any negative reference may be a reason for denial. Any debt owed to a previous landlord must be paid in full prior to approval.

Criminal History: Applicant must have no criminal convictions, including: violence, gang association, firearms, burlgury, prostitution, illegal drugs, theft, vandalism, or any other crime involving a minor.

Credit Requirements: Applicant’s credit history will be reviewed. Any evictions or collection accounts for returned checks or unpaid utility bills may be a reason for denial, and must be paid in full before application is considered.

Processing: Once submitted, please allow 48-72 hours for your application to be approved or denied. Failure to provide complete and accurate information could cause application to be delayed or declined. All units (interior and exterior) must be viewed by applicant prior to taking occupancy. If the unit you applied for is no longer available, an approved application is good for 45 days.

Cosigner: Cosigner (if required) must meet same requirements as prospective residents. Cosigner agreements are for duration of residency and can only be canceled with written approval from the rental owner or property manager. Cosigner must submit application online with $40 non-refundable application fee, attach copy of Photo ID, and include last year’s income taxes (page one) and two most recent pay stubs.

We will not discriminate against any person based on race, religion, sex, national origin, familial status, or disability.


STEP 3

Application Status

If Approved:

Rental Deposit: After you have been notified that your application has been approved, we require a holding deposit of half the security deposit in order to reserve the unit (house or apartment) and take it off of the rental market. The holding deposit must be submitted immediately in cashier’s check, money order or online payment. We will not hold a unit until the money has been received. We will hold the unit for a period not to exceed 10 days from the day you are approved. This amount will be applied to your total security deposit at the time of move-in. We DO NOT accept cash. We require the full amount of the first month’s rent and security deposit prior to move-in. Your rent will be prorated the first month.

Lease Agreement: We electronically send the lease agreement for tenant and property manager to sign. Tenant comes into the office with remaining balance and receive keys.

Renters Insurance / Utilities: On the day you sign your rental agreement you need renter’s insurance and all utilities must be turned on in your name. You will need to provide proof of renter’s insurance and your utility account numbers at the sign-up appointment before receiving the keys.

If Denied:

Potential Reasons For Denial:

  • In the last 7 years you have been convicted for the use, manufacture, or distribution of a controlled substance.

  • Have a conviction for any type of crime that would be considered a threat to an individual, person or real property.

  • Your credit check shows accounts that are not current, including but not limited to utility bills, and returned checks.

  • Excessive debt which could adversely affect timely rental payments.

  • You have filed for bankruptcy and it has not been discharged.

  • You have been evicted or a previous landlord reports complaints of noncompliance activity and delinquent rent payment.

  • You misrepresent any information on the application.

Pet Policies

If Pets are Allowed

If pets are allowed in the rental unit you must submit a picture of the animal with your application. You will be required to sign a Pet Agreement at the time of move-in. An additional security deposit and/or pet rent may be required.

If you have a service/companion animal, you must submit a picture of the animal with your application. You will be required to sign a service/companion animal agreement with the appropriate documentation for your animal.

Vicious Natured Dog Breeds

Most of our rental properties will not allow dog(s) that are considered a vicious natured breed. This can include any of the following breeds, but not limited to: Akita, Alaskan Malamute, Boxer, Bullmastiff, Chow, Doberman Pinscher, German Shepherd, Great Dane, Husky, Pit Bull, Staffordshire Bull Terrier, American Pit Bull, Perro de Presa Canario, Rottweiler, Wolf or Wolf-hybrid.

At our discretion we may, at any time, restrict a pet from living at a property. Pet sitting is not allowed. An unauthorized animal is considered a material breach of your lease agreement and good cause for an eviction. Also, excessive noise or nuisance, vicious, threatening, or aggressive behavior is not permitted by any animal. All pets are considered with owner approval.

  • Tenant is not allowed to have any other pets on the Premises other than those approved, including any pets that are "just visiting."

  • Tenant represents to Landlord that the pets is housebroken, has no vicious tendencies or history of threatening or causing harm to persons by biting, scratching, chewing or otherwise.

  • Tenant agrees that the pets will be properly licensed and vaccinated pursuant to applicable laws and Tenant further agrees to provide proof of licensing and vaccination upon Landlord's or agent's request.

  • Tenant agrees to clean up after their pets and properly dispose of all waste.

  • Tenant agrees to keep Premises free from pet odor and stain.

  • Tenant agrees to take action to avoid pest infestations in the Premises.

  • Permission to have a pet may be revoked at any time with three days notice for cause, or for month to month tenancies with thirty days notice without cause. Tenant's failure to remove the pets after permission has been revoked shall be deemed a breach of the lease or rental agreement.

  • Tenant is responsible for and will be charged for any damage to the Premises caused by their pets, whether listed above or "just visiting." Damages include, but are not limited to, damages to floors, carpets, drapes, screens, landscaping, fencing, including odors due to the presence of pets.

Utility Providers

One of the first things you should do after signing your rental lease agreement is set up the utilities in your name. Don’t wait until the last minute, as some providers are booked out a week or two. Tenants are usually responsible for setting up and paying for electricity, gas, water, trash, sewer, cable, internet, and phone.

Move Out Process

Redding Property Management Move-Out

Review your lease agreement

The first thing to do when planning to move out of your rental, even before you give notice, is to review your rental lease agreement and find out how to properly give notice and end the lease. Rules and procedures regarding the moving out notice, maintenance obligations, utility transfers, etc. will vary depending on whether you have a month-to-month rental agreement or a fixed-term lease.

Give your notice

If you are at the end of your lease agreement or have a month-to-month lease agreement in place, you must provide us with written notice, signed by all lease signatories, or login to your online tenant portal to give your notice. A 30-day notice is required. You can provide us notice any time during the rental period, but you will be responsible for rent through your 30-day notice.

Prepare for move-out

We expect you to leave your rental unit in the same condition as when you moved in, except for normal wear and tear. Empty your unit of all belongings and perform a thorough cleaning. Please don’t leave anything behind, including: bags of garbage, clothes, toys, food, newspapers, furniture, appliances, dishes, plants, cleaning supplies, or other items that belong to you.

Turning in Your Keys

Once you have cleaned your rental unit and removed all your belongings, contact us to arrange for the return of your keys and/or garage door openers. You have the option to do an exit walkthrough with us, or you may just turn your keys into our office.

If you turn in your keys after hours, please be sure to include: date, address the keys are coming from, your new address for your security deposit, and your phone number. Until we receive your keys at our office, we do not consider your tenancy terminated. You must turn in your keys on the last day you occupy the unit or you will continue to be charged rent.

What if I need to break my lease?

If you need to vacate short of your lease term, move out and turn your keys into the office. You will be responsible for rent until the unit is re-rented or through the end of your lease term. If you know you are going to be breaking your lease, it is important to let the office know, so we can make every attempt to get your unit ready and back on the market for re-rent. Try to leave your unit as clean and rent ready as possible so it may be listed quickly. Your cooperation in advertising and showing the unit greatly increase the chances of getting the unit re-rented in a timely manner.

Security Deposit

Security deposits are reconciled within 21 days of vacancy. We will return the security deposit to the address you provide. If we deduct any sums from the security deposit for past due rent, or because of damage, or not sufficiently cleaned, we will explain them in writing.

Please see our Cleaning Recommendations to assist in the return of your security deposit. If your unit has carpet, you are required to have it professionally cleaned and provide a receipt when turning in your keys. Give us a call if you need a referral for a carpet cleaning company.

Many tenants elect to have our contractors clean the unit and have it taken out of their deposit to save time and energy. This is entirely up to you, but please be advised the unit must be cleaned to move-in ready conditions.

Move Out Cleaning Checklist

Advanced Solutions Property Management Inc. expects you to leave your rental unit in the same condition as when you moved in order for your full security deposit to be returned.

  • Clean all flooring, walls, ceiling, windows and doors of the property
  • Remove all nails and screws from the walls and fill all holes with putty
  • Remove all stains from carpets, curtains, bedding and upholstery
  • Clean and dust all furniture, appliances and fixtures
  • Repair or replace all damaged or missing furniture, appliances and fixtures
  • Move all furniture and appliances to their original positions
  • Clean and clear the interior of all cabinets, storage units and appliances
  • Trim the lawn and restore it to pre-lease condition
  • Remove all personal possessions from the property
  • Dispose all food, trash and unwanted items from the property
